Everyone has his or her essentials and dispensables, which do not have to coincide with another.

There are some basic points that are usually clear, such as the location, rooms, bathrooms and price.

In any case, we can generally make a series of essential factors to find the ideal home for each one.

1.- Apartment or house?

This point will also depend on the area or location where you want to live in.

When making a decision, the pros and cons of each of the options should be considered: security, neighbors, noise, pets, garden, maintenance costs, floors, etc....

Think about the practical aspects, in the long run it will be the best decision.

2.- Location

Think about the distance and accessibility of the services that we need to cover, such as schools, public transport, supermarkets, health centers, leisure places, sports areas, green areas, etc.

Although it is good to take a walk around the area in person, nowadays you can see a lot of information through Google Maps.

3.- Housing conditions and year of construction

Here we will have to assess whether we opt for new construction second-hand property.

We must consider the state of the home, whether it is ready to move into or whether we need to invest in reconditioning it, immediately, in the medium or long term, and whether we have the financial resources to do so.

New properties, as a general rule, guarantee that initially for a long time there is no need for investment.

4.- Views and luminosity

The views and luminosity are usually an intangible value that helps us feel at ease.

In a block of flats, taller floors will provide more light, more ventilation, less noise, etc.

5.- Installations and finishes

Check the windows,electrical installation, water, gas if any, kitchen furniture, bathroom pieces, walls, floors, built-in wardrobes, if any.

6.- Distribution

Just because the property has many square meters does not mean that it is well used and distributed.

Long corridors are unusable meters that count.

The ideal would be to have the rest area (bedrooms) and the continuous use area (living/dining room and kitchen) separately.

7.- Exterior façade

Whether we like it or not, the façade is the presentation letter of our home, so it is a point that we should not forget.

8.- Isolation

We must not leave aside the issue of both thermal and acoustic insulation. The better insulated the home is, the more we can save on energy consumption.

9.- Orientation

Although it may seem insignificant, the orientation is very important, depending on the hemisphere where the home is located.

If we talk about the Southern hemisphere (for example Uruguay) the orientation with sun practically all day is North and if, on the other hand, we talk about the Northern hemisphere (for example Spain) that same orientation would be South.

Referring to the Northern Hemisphere, orientations that would be considered very good would be Southeast and Southwest. The North orientation in winter had no incidence of sun rays throughout the day.

10.- Sensations

The emotional factor must also be taken into account when telling us. We have to feel the home, that is, we have to see if we feel that this is our home, if we see ourselves there as a home, sharing, enjoying......
